Unequalled hospitality opportunity unveiled in Liverpool: Kinrise seeks restaurateur for flagship F&B offering at the iconic Martins Bank Building

Kinrise, the developer behind the transformation of Liverpool’s Grade II* listed Martins Bank Building has released details of an extraordinary F&B opportunity in the city centre. Alongside appointed agents CBRE, Kinrise is looking to secure a flagship restaurant and bar operator as part of its vision to deliver a multi-faceted dining, social and events offering on the ground floor. This space will complement 135,000 sq.ft. of Grade A offices and community-focused areas when the building re-opens to the public in late 2024.

Spanning over 10,000 sq.ft. of the building’s historic and ornate banking hall, the future operator has the potential to establish a hospitality experience unequalled in Liverpool. The operator will also have exclusive use of an additional 3,025 sq.ft. of space at lower ground floor, appropriate for a kitchen and any additional ancillary space as required, as well as a service staircase, goods lift and two original dumbwaiters. The completed restaurant will be ideally placed to host the building’s new office tenants and will no doubt also become a sought-after destination for members of the public.

The two wings either side of the banking hall will act as key activation and social areas, hosting an array of events from live music, conferences to pop-ups with local creators and makers. The restaurant will sit alongside 500 sq.ft. leading directly onto Exchange Square, which is available to be transformed into a destination coffee shop for Liverpool’s CBD.

Sam Lawson Johnston, Co-Founder, Kinrise, comments; We are excited to unveil our vision for the flagship restaurant at Martins, a space that we envision will cement Liverpool’s position on the culinary world stage. We are looking to secure a leading restaurateur who will create something special, a unique dining experience that will protect the heritage of the building through exemplary design, service and respect for its continuing legacy. The selected hospitality brand will help service the future businesses based in the building, alongside the wider general public as a new cultural destination for the city.”

Nick Huddleston, associate director, Operational Real Estate at CBRE: “As one of Liverpool’s most iconic landmarks, Martins Bank Building presents a unique opportunity for an ambitious bar restaurant operator to create a nationally acclaimed destination within the grand banking hall. The artisan coffee unit opportunity will form a key component of the offering too, leading directly onto Exchange Square. We anticipate significant demand for this space and are excited to engage with interested parties.”

Located on 4 Water Street, nearby Castle Street’s bustling bar and restaurant quarter, the renovation of Martins has been a driver for wider development in the area. The neighbourhood is becoming increasingly mixed-use with new hotel and residential developments in the pipeline for 2023 and beyond.
