Traditional Lakeland guest house under new ownership

The Bay House in the Lake District has been sold after being marketed by Colliers for £165,000

A six-bedroom Victorian guest house on Fallbarrow Road in Bowness-on-Windermere has been sold on lease from an asking price of £165,000, by commercial real estate specialists Colliers.

The Bay House is an established Bowness village business located in the heart of the Lake District, occupying an excellent position opposite Lake Windermere and The Royal Windermere Yacht Club.

The property was constructed of traditional Lakeland stone in the 1860s and was historically known as Crown Villas but today trades as Bay House, the six-bedroom bed and breakfast with self-contained owners’ accommodation.

The guest house was last acquired by Maxine and Graham Jones in 2013 and during their ownership they have significantly upgraded the property by replacing the kitchen and four ensuites, including new furnishings and carpets throughout. The dining room has also been refurbished, along with complete renovation of the owners’ accommodation. These improvements over the years have turned the guest house into a very strong and profitable business.

Having enjoyed their years at The Bay House, the owners are now retiring from the hospitality industry to live closer to family. The property has been acquired by Jill and Philip Dwyer from Bolton, Lancashire who has plans to transform a room currently used for storage into a bedroom, so that all six rooms are now available for guest use.

Prior to this, Jill was a lead secretary in a hospital and Philip was in the textile industry, so they are thrilled to now be able to work together.

“The sale of The Bay House highlights the ever-growing confidence in the hospitality market in the Lake District. Colliers has several sales currently in solicitors’ hands and we are continuing to see an increase of buyers looking for quality and profitable businesses in the area.”
