The coverage of the new home warranty is a crucial policy for a new homeowner. There are multiple factors that underline why it is so important as a policy and the coverage that it can provide to you as a new homeowner.

What is a ‘new homes warranty’?

A new home warranty can be taken out to protect you as the homeowner against any potential defects. The warranty is there to cover you in the case of any structural issues with your home and if additional work is required.

From the date of completion of your home the warranty will start coverage, you must note that this warranty is not the same as homeowner’s insurance, which covers damage from external events like fire or theft. Instead, a new home warranty is solely focused on construction quality and structural integrity.

A new home warranty will help rectify any issues with the materials that were used during the construction of the property.

  1. Financial protection: Home repairs can be costly, especially when it comes to structural issues.
  2. Peace of mind: Knowing that your home is covered allows you to enjoy your new space.

What does a new homes warranty cover?

The coverage can vary depending on the provider but most warranties will cover the following:

  1. Structural defects: This covers the main structure of your home including foundations and load-bearing components. Structural coverage is often the longest part of the warranty where in most cases this can be up to 10 years.
  2. Workmanship and materials: Any issues that you may have with the workmanship that has been carried out or the materials that have been used during the construction  This part of the warranty is usually covered for the first 1-2 years.
  3. Mechanical systems: Also covered are some mechanical systems like heating, ventilation, and air conditioning, plumbing, typically lasting for around 2-5 years.
  4. Appliances: If your home comes with built-in appliances, the warranty might cover these as well.
  5. Water ingress and weatherproofing: This part of your warranty covers issues for the first few years of any water penetration throughout the property.

How to make a warranty claim

If you discover a structural defect that is covered, here is how you can make a claim:

  1. Document the issue: Take detailed notes and photos of the issue once noticed, this will be needed when the claim is filed.
  2. Contact your warranty provider: Report your issue to your warranty provider, they will be able to guide you through the claim process.
  3. Follow-up: Keep records of all communications and follow up regularly to ensure your claim is being processed.
  4. Resolution: Depending on the nature of the defect, the builder or warranty provider will either repair the issue or compensate you for the repair.
